Application Process

Thank you for your interest in HME Properties

Please review the information below prior to filling out your application.

 

We evaluate certain criteria to ensure a great community experience. We understand that life happens. If you can't check every box, but would make a great tenant, please contact us to discuss your potential options. We appreciate your honesty!

Credit

Do you have good credit and history of making payments on time?

Criminal

Do you have a clear criminal record?

Income

Do you make 3 or more times the amount of your monthly rent?

Rental History

Have you always paid rent on time and been an outstanding tenant?

  • What we need to process your application

    1.) A separate, completed application for anyone 18+ years old that will be living at the property. If a co-signer is needed, they will also be required to fill out a full application.


    2.) Please be sure to fill out ALL fields completely as we only process fully completed applications. 


    3.) A copy of your government issued photo ID


    4.) Proof of income for all applicants-Applicants must provide verification of legal income sufficient to meet the rent-to-income ratio.

     

    Examples of verification include, but are not limited to: 

    • Last two paycheck stubs 
    • Payroll report from employer for at least the two most recent pay periods 
    • Current proof of government income (such as Social Security, disability, welfare, etc.) 
    • Proof of retirement income 
    • Proof of spousal and/or child support 
    • Any other legal verifiable income

    5.) Verification of more than two pay periods may be required if the income is not consistent.


    6.) If the applicant is hired but has not received a pay stub yet, a written letter of hire from employer detailing wage/salary, position and start date is required.


    7.) We screen all of our applicants that are 18+ years old and therefore charge an application fee to cover costs associated withbackground checks. 

     

    Application fees are non-refundable.

  • What to expect after filling out an application

    • Each application requires that we process credit, civil and criminal records, verify leasing history, income and current employment.  Criminal records are considered on a case by case basis.

    • Application Time Frame: Applications are typically processed in 1-3 business days. The time required can vary depending on accuracy of the application, completeness, etc.

    • If Approved: An approved application does not guarantee a unit to rent. 

    • If Denied: We will send an email to all applicants letting them know they were denied, as well as an Adverse Action letter that states the reason and outlines the process if you have concerns.
