  • Communication

    Business hours are M-F, 8a-5p.



    Call 911 for any situation which would seriously affect the life, health, safety, or security of a person and/or property.



    All repair/maintenance requests should be sent using the "maintenance" section of your tenant portal.

  • Rent Payments

    Rent is due on the 1st of each month.



    The preferred method of payment is through your tenant portal. You can also send a check to:

    Auto Pay is available through your tenant portal



    No cash is accepted



    Late fees will apply for any rent not paid after the 8th of the month

  • Lease & Renewals

    Your lease is available through your tenant portal.



    Renewal offers will be completed through your online portal.



    60-day written notice is required before vacating your unit.  Refer to your signed lease for more details.

  • Property

    All properties are smoke free in the units, buildings, and grounds. This includes vaping, e-cigarettes, etc. 



    Fire pits or any other open flame item is prohibited on the property.

  • Move Out

    60-day written notice is required before vacating your unit.  Refer to your signed lease for more details.



    Security deposit cannot be used for last month's rent.

  • Adding a Roommate

    If you would like to add a roommate, please consult with your property manager beforehand.

  • Adding a pet after moving in

    All pets/animals must be approved by management prior to bringing on the property.



    Fines will apply if an unauthorized animal is found in the unit.

  • Leaving for extended periods

    Please inform your property manager if you will be away from your unit for over a week at a time.

  • Text messages from the property management team

    We typically use our property management system to text tenants. This number is 772-208-6158 and multiple team members can text you from this one number and will be responded to during regular business hours, M-F, 8a-5p.   

  • Quiet Hours

    10p - 8a daily.

  • Renter's Insurance

    We highly encourage purchasing renters insurance to protect your personal belongings.  This can be purchased directly through our property management system.  Contact your property manager if you would like assistance with this.
